Levande secures prime Bulimba site for new Brisbane retirement community

Levande has acquired a rare 2.3-hectare site in Bulimba, Brisbane, setting the stage for a new retirement living community in one of the city’s most tightly held riverside precincts.

The acquisition clears the way for a purpose-built retirement village designed to reflect how older Australians want to live now and into the future, with construction scheduled to commence in 2026.

The Lytton Road site comes with an existing residential development approval, with Levande securing consent to change the land use from residential to retirement living. Settlement was finalised in December 2025.

Plans for the new community include 206 two- and three-bedroom independent living apartments spread across seven buildings, ranging from three to six storeys. The scale reflects growing demand for higher-density, amenity-rich retirement living in inner-urban locations.

Communal facilities are expected to include a central clubhouse with dining and lounge spaces, games room, cinema, craft room, swimming pool, gym, yoga studio, medical consulting rooms and a hair salon. The design aims to support independent living while providing access to health, wellness and social infrastructure onsite.

Location is a key driver of the project’s appeal. The site sits just 400 metres from Oxford Street’s café and retail strip and is close to healthcare services, entertainment venues and other everyday amenities. It is also near the proposed Bulimba Barracks redevelopment, which is slated to deliver a high-end mixed-use precinct including a supermarket and retail outlets.

Residents will have convenient access to the Brisbane River via the Bulimba and Apollo Road CityCat terminals, offering direct connections to Portside Wharf, South Bank, the Brisbane CBD, New Farm and West End.

Levande has appointed leading architecture firm Jackson Teece to design the development, with further details expected as planning progresses.
